What a bathroom remodel costs in the Denver metro

After “what will it look like,” the first question about a bathroom is what it will cost. There is no single answer, because a bathroom remodel can mean new tile around the same tub or a room taken back to the studs. But there are published figures, and they are a useful place to start.

Three published examples

Every year, Remodeling magazine prices the same set of projects across the country. Here is what three common bathroom jobs cost in the Mountain region, which includes Colorado, according to the Remodeling 2025 Cost vs. Value Report (www.costvsvalue.com). The report does not give Denver its own figure, so treat these as a regional starting point, not a quote.

• Midrange remodel, about $24,920. An existing 5 by 7 foot bathroom gets all new fixtures: a tub with a tile surround, a new shower valve, a toilet, a vanity with a solid-surface top, and a tile floor.
• Accessible remodel, about $40,482. The same size room rebuilt for a wheelchair. The tub comes out for a curbless walk-in shower, the door widens to 36 inches, and the toilet goes to comfort height.
• Upscale remodel, about $79,492. A 35 square foot bathroom grows to 100 square feet inside the house, and every fixture moves. It gets a large tiled shower with frameless glass, a freestanding soaker tub, and a stone top with two sinks.

What moves the number

The gap between the midrange and upscale examples is mostly two things: the room gets bigger, and every fixture moves. These are the choices where most bathroom budgets go up or down.

• Where the plumbing goes. Keeping the toilet, the drain and the shower valve where they are is usually the biggest saving available. Moving them means opening floors and walls.
• Tub, shower, or both. Several bathrooms in our gallery started here. In one, a drop-in tub and a framed shower came out and one long walk-in shower went in their place.
• Tile. Tile costs twice: once for the tile and once for the labor to set it. Covering more wall, or choosing small mosaics that take longer to set, raises both.
• Glass. A frameless glass shower costs more than a framed door or a curtain rod.
• The vanity and its top. A single vanity with a molded top sits at one end. A long run with two sinks and a stone top sits at the other.

How to control the cost without cheaping out

• Keep the fixtures where they are. A great design often works within the footprint you have.
• Pick one place to spend. A feature tile wall or a better vanity can carry the whole room. Keep the rest simple.
• Choose everything in one trip. The tile, the vanity, the top, the shower glass and the fixtures have to work together. Our Littleton showroom carries 123 manufacturers, so you can see them side by side instead of driving between stores.

The part the published figures leave out: how hands-on you want to be

The figures above are for a finished job built by a contractor. At Foothills, the same bathroom can cost meaningfully less or more depending on how you work with us. Buy the product and install it yourself and you pay for materials. Bring your own contractor and we handle the products while you run the schedule. Or we act as your general contractor and manage the whole job. Countertops and shower enclosures are the exceptions: those our own installers put in.
